Check In

Check in is from 3pm-8pm. So that we can best prepare for your stay, please let us know an approximate arrival time.   

To collect your keys to your accommodation and to make payment, please come to Book Tekapo Holiday Homes office at 4 Simpson Lane, Lake Tekapo. If you have made a booking within 12 hours of arrival, please contact us on either 027 483 3593 or 027 3090196 to confirm we are expecting you. (If we are unavailable please leave us a message providing us with your contact number so we can get back to you as soon as possible)

Check Out

Check out is either before or promptly at 10am on the day of your departure. Please return the key to our office. If our office is unattended at the time of your check out there is a drop box at our office door.      


Your credit card details are required to secure your booking. We require full payment on check in via credit card/EFTPOS or cash.  

All credit card transactions incur a 2.5% surcharge.  For other payment options, please contact our office prior to arrival.  

Book Tekapo Holiday Homes reserves the right to cancel a reservation/re-book a home should credit card details not be given.

Additional charges

Guests may incur a cleaning or damage surcharge of an appropriate amount if the home is left in an excessively untidy state or items have been left damaged. This includes evidence of pets or smoking in the house. Please advise us of additional guests before your arrival (including children) so we can amend your booking.  (Failure to inform us of additional guests will result in a penalty charge).

What we supply

Our houses are fully equipped (please check the contents list on the website, as each house is different).

All linen is supplied, including bedding, bath towels, hand towels, bath mats, tea towels and a dishcloth. 

All of our houses have a small supply of toilet paper, laundry detergent, dish washing liquid, dishwasher powder, and hand soap. Please take note this is to get you through your first nights stay. 



You are expected to leave the house in a tidy condition and to wash and dry your own dishes or turn the dishwasher on for us.  Our cleaning team will clean the house for you when you leave.  We ask that you help us to sort the rubbish and recycling separately. 


Our houses are rented out on a person basis. Please be clear when stating how many guests are staying and to let us know about any extra guests. Extra guests are charged an additional $45 per person per night. You may not pitch tents on our properties. You may not have campervans, caravans, house buses etc. on our sites.


Damages & Injuries

Please report any problems or maintenance to us immediately, as most things can be fixed. We are not able to help you if you tell us when you are checking out! You are liable for any damage to the property during your stay. This includes the house, grounds and the contents. Please report any damage to Book Tekapo Holiday Homes immediately - please do not try to remedy any damage yourself.

Book Tekapo will not be held responsible for any self-inflicted injuries in the house.

Excessive Noise - disruptive or unlawful behavior

Excessive noise, disruptive behavior or anything unlawful will be dealt with and may result in you being asked to leave the house immediately.


Cancellations and Alterations

Any cancellations or alterations made within 7 days of your booking will incur a fee in full for the first nights' stay. All no-shows will be charged the full amount as booked. No refund is given if you decide to leave a day early or a guest has dropped out at the last minute.

All bookings are subject to cancellation due to unforeseen circumstances including the sale of the property, long-term letting or other events outside Book Tekapo Holiday Homes control. If your booking is cancelled we will endeavor to book you into an equivalent home, however Book Tekapo Holiday Homes takes no responsibility if this is not possible. Any existing deposit may be either put towards a new booking or refunded in full.


Occasionally due to circumstances beyond our control, you may not always get the house you book.  In this situation we will notify you as soon as possible and, if possible, a similar house will be booked for you.  If no other accommodation is available, we will let you know as soon as possible and refund any deposit.  This situation can occur due to the house not being safe to occupy (that is, a power outage, fire and/or broken equipment). Occasionally home owners may make their house unavailable at short notice or double book.
